
The precinct is one of my favourite affordable Bayside precincts. Just like the Hampton Railway surrounds, the Sandringham railways surrounds (where this home lies) has a lot to offer. There's the fact that it is less than 750 metres to beach, 200 metres to the station and the same to the shops. The Sandy shops have a relaxed village flavour, with Limoncello being a hot little spot. There is also the classy Finz restaurant, among others, others and Coles has one of its better shops within this centre.
So no question about the possie. The street is also acceptable in terms of traffic. The neighbours are generally of the same ilk, but to the north are units and possible developments, which need further investigation (site was sold as whole last year).
So, to the block and the home. Well it's a major reno job - but the bones are there, the rooms are big, the proportions are right and the façade and feel would be enhanced by a sympathetic renovation. The word grandeur fits with this home. Unfortunately though, the home is not well-sited on the block, meaning that the architect of any changes is going to have to allow for a rear yard that is lacking in size, considering the overall offering. Also the leftover land lies to the side of the home, which is south-facing. These issues will create quandaries as to whether it is better to go up or go out.
Renovating will be a labour of love to some extent. It looks like it will need to be stripped right back and just about everything either rebuilt or refurbished. So, if you are after a project then Fernhill is a challenging one but one that could bring a lot of joy.
The good thing though is that if this home is bought for, say, in the mid $1 millions, and the renovations cost around $500k, a circa $2 million finish doesn't appear to be grossly overcapitalising. However, I'm not so sure it will indeed end up in the mid $1 millions.
This home has been rated as a serious renovation and therefore no rating has been given to the internals of the home in its current state.
A great-sized block and the Edwardian façade is picture perfect, and many will be initially attracted to this. Block position is not ideal however, with the house footprint set well back from the street and this is the biggest concern. In an ideal world if you pick this house up and bring it forward say 10 metres then this could make all the difference - unfortunately this will be very difficult as brick chimneys anchor the house frame in place. Could be a good option for family, looking for a project (and not needing a huge backyard) or even for a developer as the position is a good one; close to Sandringham shops, station and the beach.
