At first impression this property presents as a stately Victorian, well-located to the CBD. But while it has some pluses, a deeper look reveals the need for work, and on this basis we have rated the home as a significant renovation. The home starts out well enough at ground level, but it concertinas towards the back. Flow is an issue when moving around the pantry and kitchen, which were devised in a time when cooking and meal areas weren’t the central hub of home life. A stovetop sits awkwardly beside the laundry, a narrow meals bench is pushed to rear, and a larger meals area is a bit confused, being also used as both a study area and living space. Remodelling could remove the pantry, which is currently a road block between the kitchen and what should become the main family room. Upstairs the four large bedrooms have good separation for a family with teens. The home has three bathrooms, but the unusual symmetry of the two upstairs at the back feels a bit odd. Epworth Hospital, various consulting specialists, and a few small workers cottages are the main neighbours. That makes the off-street parking for two cars via Moorhouse Street a bonus, as on-street parking in Erin Street is very difficult, particularly on weekdays. In the court yard is a centrally positioned dividing fence between the parking bays and the home, and buyers may wish to remove this to open up the whole area. Overall, the home is currently liveable, but the floorplan will require attention and cash longer term.
