What will buyers be thinking here? Is this a new home site, or is the house worth saving? Based on what has gone on in the area previously, my gut feeling is that this will end up being the spot for a new home. For this reason, the property has been rated as land only. If this same house was for sale in Boroondara or Stonnington, buyers would be talking to architects about what type of wonderful extension could be added - rather than to Whelan the Wrecker about demolishing it. The property has excellent land content, however setback rules (STCA) may leave you with more front yard than rear. In working out elevations for a new home, the slightly raised position of the property is a plus, and it is well-positioned in the middle of Caulfield North. Some buyers might be concerned however about the intrusive two-storey block of flats overlooking the backyard, and the impact it and a number of trees have on natural light entering the home.
