The location is superb and is surrounded by some of Essendon's best streets, such as Leslie Road and Riverview Road. Grammar school is nearby, Clarinda Park is only a couple of minutes walk, as is rail transport. There is a lot to like about the home itself; the formal living and dining rooms are beautiful, very traditional in feel and no doubt have been well-loved rooms. The balcony off the retreat upstairs is also a great part of the home. Among the main concerns for family buyers are the bathrooms. The main bathroom is on the small side and the second bathroom is a very small room off the laundry. The upstairs addition is not recent, but I do think most buyers would be looking for a bathroom up here too to complement the two bedrooms. The overall floorplan is also awkward I think, mainly due to the side entrance robbing the property of the more traditional hallway leading from front to back - but there may be an opportunity to fix this. Car access from the rear is very limited and mostly unused. A fully renovated home sold a couple of weeks ago in Lorraine Street for $1,400,000 on slightly larger land with better car accommodation. I think buyers will compare the two and ask themselves how Cliff Street could be brought up to a similar standard.
