
Here is an example of a property that has very few negatives: it is in an area of good growth, has a north-facing rear orientation, car access from the front and rear of the property (rear access is excellent) and is walking distance to rail transport. On top of that, the floorplan and flow from front to back is spot on, with the kitchen and bathrooms in good positions and not requiring any immediate work. The feel of the home is lovely and light, with good room sizes and good views from the family room and kitchen to the backyard, a big plus for families with younger kids. Perhaps it is short of one room; essentially it has only one very large space which encompasses the living/dining/family area, with no room for a study or an additional living space once the kids get older. I do believe however that if the buyer is a young family, this may be overlooked as adding an additional storey could be an option in the future.
