
Impressive Victorian property close to Hawksburn Village, Toorak Road shops and cafes. The floor plan is hard to fault; I particularly liked the upstairs bedrooms – as they are a good size and have a number of tall sash windows letting in natural light. Whilst the property is more than liveable as is; some may see this as an opportunity to renovate as the kitchen, bathrooms, garage and pool areas would all benefit from upgrading. The rear outdoor area is dominated by the pool and garage and for families with young children this may not be ideal, however for families with teenagers the pool in particular could be a bonus. Located on a corner access into the garage from the side street is a plus as on street parking at times can be difficult and Hawksburn Road does carry a lot of through traffic.
Very good property is 18 Hawksburn and I did enjoy walking through. As is often the case with homes of this ilk, original rooms are grand and well-proportioned and the central staircase was a highlight - generous width and brings in plenty of light. The rear is not too bad, yet some may find the informal areas a bit tight (i.e. not much room for a dining table). Courtyard is private yet for some the pool will be not needed - perhaps a modern, smaller one would be more fitting in this space. Off street parking is also very good and position hard to beat - walking distance to Hawksburn station, Chapel Street, Toorak village et al. Quoting $2.5m plus would be reasonably conservative, one would suspect and this will go well.
