19 Lennox has a lot going for it: fundamentals such as the position, the appearance from the street and the northern rear orientation are all very good and should attract good buyer interest.  Most rooms are in the right position, although the floorplan is a little tricky toward the rear, as the kitchen is tucked away and the open-plan living area is not huge. Of course this could be easily fixed, as the central hallway is a good size and the tall ceilings carry through. Question marks for some could be the smallish backyard area (it's only 7-9m from the rear of the house to the fence) and the lack of car garaging, although that could possibly achieved (STCA). Yes, there are flats to the western side but these do not overly impact in terms of overlooking or overshadowing. In terms of value, a recent sale at No.12 at the end of last year should give buyers confidence here.  That had smaller land but was a "Balwyn formula'  house and it sold for $2,800,000.
