
From the street, this property looks nice but not stunning. But step inside and it is difficult to find any buyer concerns. The living spaces are great (and I love the roof deck), the room sizes and positioning are good, and car parking is well above average, as the rear of the property backs onto Rose Street (instead of the more common laneway or right of way access). The north-facing rear is also a huge bonus in a smaller home like this, particularly when sunlight in most cases is blocked from either side of the home. It did feel just a little bit tight in the hallway and leading past the kitchen, but that is difficult to overcome when working with a frontage of about 5 metres. New benchmarks in price are being set for these types of homes at the moment; only a couple weeks ago an unrenovated single-fronted home at 111 Alfred Crescent in Fitzroy North sold for $1,410,000. The land was bigger at about 275sqm (while O'Grady is a little under 200), and the street frontage was about 7.5 metres. But the location here is excellent and the home so perfectly lends itself to a variety of buyers.
