This home reminds me of the holiday house I stayed at in Phillip Island each summer as a child. While it was comfortable, it was a bit all over the place flow-wise, with small, poorly-positioned rooms. As such, I have rated this property as land only. The position is good, just around the corner from the 'Acorn Patch' and an easy walk to the 'Village', beach and station. One of the first auctions for the year, it will be interesting to see where buyers see value for Sandringham land in 2013.
