Comments on 20 Mayfield Avenue MALVERN

This updated period home offers good bedroom separation and has a nice feel internally. Some may find some of the rooms a little small - for instance the rear open plan area and kitchen. But it all seems to function ok. While the property has prized northern rear orientation, the big concern here is the slope of the block and as a result the backyard is detached from the internal living areas. Mayfield is a very popular street for families and for good reason: it’s close to Glenferrie Road and therefore has easy tram access to most private schools. The M1 freeway and Robert Menzies reserve is also close by. Could this be a land-only buy? Perhaps - depending on price. The street has a variety of styles of houses which makes it ideal in which to build new. Again, the main difficulty will be dealing with the slope – basement car garaging, for instance, could be difficult to achieve.

As land only the issues for me are yes its north and there are 2nd storey panoramic views but is the block slope suitable for indoor/outdoor connection, is block width enough and what are the issues with access to underground basement.
