Comments on 20 Royal Crescent ARMADALE

For a start this home has good bones - except for the orientation (south rear). It's got good land size - in fact big for this part of Armadale, and a good façade (although it would be better with slate than tiles) and a top location. The home itself is nowhere near as good as it could be for most, but I think the fixes are relatively easy. It is a bedroom short for most ( but there is a big dining room that some would put to a different use) and the rear yard area is not as classy as it could be in terms of finishes. But both of these are relatively easy fixes. It's all on one level, which is a plus for some. It's a house of potential - so price becomes the issue. In this area some sizzle and some sag but almost all sell, so plan accordingly.

Located in one of the area’s best street, this fine double fronted Victorian home has excellent street appeal. On entering the property buyers will be impressed with the proportions of the front rooms and the many ornate period details. The master bedroom has a large well integrated walk in wardrobe and a multi functional ensuite. The current floor plan is a little awkward as it provides for only two bedrooms. Buyers will therefore need to consider how to rework the floor plan to create more bedroom accommodation. The family room and kitchen are contemporary in design and add a nice connection to the lower garden area. In time some consideration could be given to updating this area as it lacks a little spark. This is a fine property in a great location and with some minor tweaking to some of the period details and floor plan – you will have a home that offers good long term flexibility.
