This is a well designed and open feeling period home with some bells-and-whistles that set a good feel throughout the home as I walked through. While not big, the house has a functional floorplan that works, and the standout rooms for me were the rear living areas opening up onto the yard and pool. The sitting area offers a measure of separation for kids or parents which is good given the lack of a living area to the front of the home.

This location has some real strengths, but is also balanced by a few issues that buyers will need to work through. Being walkable to Merri Creek Reserve and the St Georges road tram is very convenient, as is the coffee shop across the road. However, Merri Creek Primary school is literally across the road and there may be school traffic congestion at times. The home also adjoins a block of single level flats which is not ideal in terms of potential noise, however this may not bother some buyers.

With the addition of the rear carport in the mix as well, this home has enough 'feel' and fundamentals to generate some interest I suspect. A family could live here comfortably, possibly even a downsizer couple looking for a little more space. However, at the asking price of around $2m, there are only a couple of sales in the last few years in this value range, and these properties were quite different in their attributes. This seems to be a case of an interesting and attractive home verses a location with a few compromises. For the right buyer not only an understanding of value but also of the right way to approach this purchase will be very important.
