Arriving home to 25 Finlayson will be a joy and a relief as its street presence is attractive as well as practical. The lovely Edwardian façade and formal landscaping coupled with direct entry into the kitchen mudroom from the carport is not often found in this heritage precinct. The backyard is an above average size for this precinct which allows for a pool to be constructed later on and the home overall is genuinely family sized to provide for 3 kids, guest room and multiple living zones. The home office with direct entry from the carport is an added in-demand bonus, especially since 2020.
 
Online information indicates it was renovated just over a decade ago and it seems to have stood the test of time as it presents as move-in-ready. However, some aspects of the design are lacking, such as the proportions and light around the formal sitting room and stairs as well as the upstairs retreat feeling like an afterthought. They can be improved in time (Subject to P&B advice) as the floorplan suits families with young kids well right now.
 
Situated in a private pocket of Malvern and in a cul de sac, this home is walking distance to Malvern Primary, parks, shops, train and tram. It’s a popular area with families and in fact, we bought 31 Finlayson off market from the same agent. There may be some noise in the street and possibly on the property at times due to its proximity to Dandenong Rd and the train line and there is a block of flats across the road. There is also a block of flats behind the backyard which is obscured by planting so these two positional elements have been highlighted as negatives in the rating.
 
Overall, this substantial family home is one that a young family can grow into or indeed, an older family can move in right now and start enjoying as elements such as WIR to all kids’ bedrooms will suit teenagers and the extra large kitchen and family zone will accommodate multi-generational gatherings.
