The Wimba area is well-known for big blocks like this, making it attractive to families with teenagers who want space and can afford to send their children to the private schools – a number of which are within easy reach. Overseas buyers, mainly Chinese, are attracted to this land size and generally to the look and feel of this kind of home. Which means that there should be some competition for this home in the 2013 improved market at circa $4m.

The home itself lacks some initial wow, mainly because of the street presentation - the fact that it is single level, and the way the garaging and the row of shrubs obscure the entrance. But it is a very practical home and once inside you can see that it is a good workable home that you could make your own mark on without significant renovation. Everything is in the right place and flows nicely. And while it is a little dated, if you want solid accommodation, with a a pool and tennis court without the bells and whistles, then 25 Wimba could be a very good buy. It's a property that gives you multiple possibilities – it is mostly land, but with an inexpensive home (i.e. well below replacement cost), which you could bulldoze now and rebuild, or live in for five years and then bulldoze, or live in pretty much forever (until the kids leave home, which is sometimes longer then forever).

I like this home more for its practicalities than its emotional appeal, but I like this home nonetheless.
