Although no. 28 is a charming home with some delightful features, we are however rating this address as a land-only property. Ormond Road does carry some traffic between The Eyrie and Maltravers Road, not far from AAA Eaglemont, though it is not full of the classic homes that the district is known for. 19 Ormond Rd sold for $1,250,000 in 2010 on 936sqm, and is having a contemporary home built on it; 23 Ormond sold only a week or so ago for $1,199,000 on 924sqm ($1335 and $1297 per sqm respectively). Unlike those two properties, which had an easterly rear orientation, this home’s rear faces west, and so may be better for winter sun rather than cooler summer afternoons.
