This comfortable near-new townhouse benefits from the depth of the land, creating quite a large family home in a strong location. The room sizes are good, and the quality of the fittings and fixtures appears to be quite reasonable. Additionally, good ceiling heights upstairs provide a pleasant spaciousness. However, with the townhouse at the rear looking straight onto the backyard, living area and master bedroom on the second story, I did feel that privacy is somewhat compromised. With expectations in the high $1 million to $2 million range, might there be other options involving similar sized buildings, but on more land? This property is being sold through expression of interest, which leads us to ask: Why this over the more popular auction method? Has it been dealt with before? As a general comment, some people do feel that a potential lack of transparency might hinder them in securing good properties. However the location, just a two or three minute walk to Balwyn High School, will likely be a strong motivating factor for potential buyers.
