
This home last sold in early 2009. The previous owner made improvements, and the back of the home still feels light and fresh, with consistently high ceilings a feature. The kitchen, living and outdoor dining spaces work together in forming the hub of family life. Outside, the block of flats next door hasn't as yet been fully screened out by the plantings, though this should improve in time. There are four bedrooms in all; the front two retain some period character, while the central one and another at the rear are a bit small. The back bedroom is without robes and will probably only suit a young child. However, it is separate from the front master bedroom so this may not be ideal for younger ones. Perhaps two children could be set up in the front and central bedrooms while the back room finds a different use; for extra storage, as a study, or even a separate play area for preschoolers off the main living. Some of the trickiness of the floorplan certainly needs a bit of thought. The main bathroom, for instance is some distance from the front bedroom. The location though is prime family territory – good schools and parks are valued features of the zone. The question we have is: how would you tweak this package to suit a family’s different ages and stages? And what is it worth this time around?
Our rating from March 2009 - This is a pretty house in itself, but it is surrounded by two-storey properties, and while this does not impact too greatly in terms of privacy in the rear yard, it does overwhelm the house from the street. Also not ideal is the fact that you have to walk through the central dining area (which is rather dark) to get to the rear open-plan living area. And this living area has so little clear wallspace that it will be difficult to furnish. The rear bedroom and bathroom also seem to be in the wrong place, taking primacy away from living areas. Some internal changes might help solve these problems - you could turn the front study into a bedroom, the smaller bedroom could be made into a bathroom, a skylight could bring light to the dining area and you could reclaim the space currently taken up by the bathroom and rear bedroom for the rear living area.
