This is a pretty period home with a practical family floorplan and up to five bedroom options, although some rooms don't have built in robes. All on one level maximises appeal to families of all ages (eg/ those with elderly, toddlers, or health issues). The rear garden is not huge, however, it is private and can be viewed easily from the kitchen/family room. The family/meals area also had good access to north/west light. There is a third separate outdoor living room, ideal for noisy teenagers plus double garaging at the rear. Access from the laneway in/out of the garage is a concern and may deter owners from regularly using the garage. Street parking may also concern some buyers being Asling Street. Position of ensuite is not ideal (easily viewed from hall) and access to the toilet is tight. Some may also wish to update the bathrooms. Position is great and allows easy access to Bay Street shops, restaurants and station and is walking distance to some of Brighton's best private schools. Given the limited options under $2m for four plus bedroom family homes at the moment, and the recent result at 28 Montclair, this home has the potential for good interest at auction, despite being on a road that carries some traffic.
