There is some separation from the light rail at the rear of the property with the service road and with mature plants your privacy isn't compromised. Noise is going to be the big issue here as Canterbury road carries consistent traffic, particularly during peak hour. I noticed when the front door was open the traffic noise was clearly audible, however when the door was closed the noise was minimal. If you like to sleep with your windows open upstairs, noise penetration may be an issue. Overall this property offers good accommodation - is it a family home probably not, more a couple, investor, or down sizer property.
