
First impressions on this sharply-renovated and extended timber Edwardian home are very good. Most people will be impressed by the layout generally and by the level of finish and detailing. The feel is formal, clinical and minimalist, which may not be to everyone's liking, however it has been done very well here. Canny (the builder) have a reputable name and rightly so. Their homes date well and, as a rule, sell well. The detached studio and separate bedroom suite is a nice bonus, as is the alfresco area, perfectly located to capture northern light. Question marks for some could be size of the first floor bedrooms, the narrow access to the garage via the rear laneway and the location generally. This is not premier Kew, and the home's proximity to Kew Cemetery may be a concern for some. For comparable properties, one that comes close is 4 Queen Street, Kew, which sold at auction last September for $2.865m. Bidderman was 4 and the auction was strong. Land size was similar, but the position was better at Queen and the house is better here.
