37 Bay Road is all about the land and the position it is in. 1200+ sqm is a good-sized parcel and good width. Could see a good new home and tennis court being built here. Location is pretty well as good as it gets (Mt Martha) without being on the water and you are a few hundred metres from the shops. Bay Road does carry traffic. It has a northish-facing rear and the views, while not being spectacular, do have water as a backdrop. Not too many blocks like this come up for sale.
