Set at the top of the hill, on a level piece of land, opposite parklands, this new home site has much appeal.  Although you may not wish to walk to Mont Albert Station everyday, it is within walking distance, and alternative tram transport is at the end of the street.  Land size could be larger, depending on what you're intending to build and although a northern rear orientation is most desirable, the westerly rear orientation this property provides allows for good access to light/warmth.  The parklands opposite is a real plus and may increase the emotional factor in potential buyers for this property.
