This pretty renovated Victorian period home in a popular location has lots of room for a family to move straight in. Walking through the home gives an immediate feeling of warmth. The period fireplaces and leadlight are lovely and the built-in desks for the kids are clever, as is the incorporation of the tucked-away study. A nice surprise downstairs is the rumpus and bathroom, which could be used for showering after a swim and as a teenage retreat. Having the laundry down here is not conventional, as it is away from the kitchen. The backyard is very private and has enough grass for pets. The pool is positioned well to the very back of the yard to maximise the sun, which is necessary with a south-facing rear. Concerns for some could be the position of the kitchen, as the pool and yard can’t be seen from here. It also suffers from a lack of natural light, so maybe a skylight can be considered. Traditionally also, big level changes down to the backyard (such as this) are hard for buyers to get their heads around, particularly younger families. The location is good, being close to East Camberwell station, Mailing Rd shopping, Camberwell Junction, parks, numerous good government and private schools, including Canterbury Primary, Canterbury Girls and Camberwell High. This will appeal to family buyers who love the period style and the versatile accommodation, most likely with two or three older kids at nearby schools as the layout may not suit a family with very young ones.
