Comments on 4 Macarthur North Place CARLTON

This terrace is as neat-as-a-pin and looking out over the extra-wide streets onto the parkland gives this home a sense of space that is missing in a great deal of the surrounding area.

The location here is pretty special not only for the streetscape, but also the walking distance to Lygon Street and Elgin Street cafes which underpins this position. There is some traffic noise to be heard around here although it wasn't overwhelming, but it would be wise to stop and listen for a moment. No on-site parking means that street parking will be a compromise for those who prefer it.

The home is very cosy and is pretty good quality throughout, and the hydronic heating is a very nice touch and will be a welcome addition in a style of home that often lacks this. Moving through the home and the last bedroom is a bit on the small side, this would great for a child or a study though. Probably the biggest issue in terms of flow is the position of the bathroom at the very end of the home, meaning that a trip through the living and kitchen areas will be needed. This is not ideal but may not be a deal breaker for some buyers.

Can the floor plan be made better? There is space to the side of the home, and it may even be possible to go up toward the back of the building as well (STCA).

Couples and small family buyers, or downsizers, could make a comfortable life here given the quality of the location. The possibilities for improvement going forward could be an opportunity to value-add for the right buyer if it can be done right. Will this location command a premium come auction day over similar homes without an outlook like this?
