
Brighton's Diamond kilometre; one of Melbourne's 6 "has it all" beach precincts and in my humble, completely biased opinion; easily the best. Walk to train, Church Street shops, cinema and beach - Golden mile Brightonites, your good but you can only walk to the beach easily for the most part. Sussex street is the street within this precinct and no 40 is one of the more affordable, due to land size and home value but it's still going to start at $2.5m and then get interesting from there. The home itself is a "Caulfield special", which as I get longer in the tooth I learn to appreciate more - flat roof, solid build, bedroom separation from living areas but at the cost of rear indoor/outdoor flow. Everything revolves around the central kitchen. Not really a modern day home but would work brilliantly for those in retirement mode or those who just simply like this design. The quality is there but you will have to compete against the developers because this is also a "builders special" and it's hard to overcapitalize in Sussex street unless you're an idiot as growth in this part of the world has been at Melbourne's forefront for decades, almost centuries - my how time flys. Good property this one for many different buyers hence why at auction there will be many different bidders. Good luck.
