The larger land compensates for the south-facing rear, providing separation from neighbouring properties and allowing western light into the back living rooms. The home's position for families is hard to beat. It's an easy walk to Hampton Street shops, restaurants and station and just beyond that is the beach. For families with younger children there's also a park on the corner of Sargood and Myrtle. Buyer concerns may be the bedrooms and bathrooms upstairs, which are small, and the ceiling heights are low. Some buyers may also feel that the ceilings to the kitchen/family room extension downstairs could have been higher. These problems are not easy to fix. Two recent sales on similar sized land were at 19 Alicia Street and 5 Hoyt Street, which both sold in the mid $2 millions. They had similar positions to amenities. Alicia Street had a better orientation but no pool and Hoyt had a better floorplan and better proportions and garage, but it was not a period home.
