Interesting property this one. On face value, the house will shock many people as serious work is needed. You almost need to start again, and in many respects renovating will be harder (and cost more) than building new. But look closely and there are some key pluses. Land size is generous (yet not uncommon in this precinct), the façade has some pretty features (although it is timber), rear orientation is west (which is great for afternoon light), car access is available at the front and the rear, and the house sits well on the block. This project is not for the faint hearted, yet one should be encouraged by the condition of the chimneys; they seemed level and in reasonable order. Existing trees at the rear could limit the extent of renovations. Rather than focussing on restumping and major rebuilding works, the buyer may need to consider and research the feasibility of their dream home plans.
