Good look from the street with a north facing rear and good garaging for two, although tandem. Terrace corner house with possibly some privacy entrance issues. Entering the living area is open and spacious and the two level outdoors is a bonus and would be used for entertaining. Nicely renovated kitchen. Formal room at the front would be for most a nice sitting room. Upstairs are two good sized bedrooms around a central bathroom with a fairly good Master. As far as terraces goes this has a lot of what you like in them - period charm without the stuff you normally don't like (too many stairs, bathrooms in wrong spots and tight, dark indoor and outdoor areas). Location is pretty well South Yarra A1 at this level of price offering. It works for me.
45 Fawkner Street is a good property which is all about lifestyle (walking distance to Toorak Road, Chapel Street and Fawkner Park) and it balances original period charm with modern liveability. Being on the corner does compromise privacy a little yet it does improve the light internally, and this is often a problem with Victorian ROW terrace houses. Northern rear aspect is a big plus and the rear open-plan living area connects seamlessly to it, while the raised terrace above the garage is an area which would be used. B. E architects have a good name for residential projects such as this, in this area and that should give the buyer some confidence.
