A great family position with easy access to public transport and cafes underpins this location well. The home has been well done, and everything is in the right place although the rear kitchen and family area did feel a little on the small side. The middle bedroom also felt tight and may make a better playroom or nursery, and given that there is only one living area this home may attract smaller families and couples or downsizers as it is. That said, with the very useable backyard as well the combination of family fundamentals, a family looking at this as a 5 year option to grow into might look at the possibility of going up (STCA). It seems that this is possible looking at the home next door which is undergoing renovations now. On the flip side however, the single front carspace could be a limiter for a lot of buyers.  This location has potential for the right buyer, and it felt like there were a few interested parties on the day of inspection as I heard to some of the comments being made. The next step is how to approach securing this home - these agents are prolific for these types of properties and know how to run a good campaign.
