
This home screams class, quality and size, and is undoubtedly equal to any of the new builds I have seen in the area recently. On a large block of land, the house has approx 80 squares, including the basement, according to the agent. The floorplan is as good as gets, the home flows well, and is lovely and light, and I like the way the garage is hidden from the street. The question is how many buyers there are likely to be at $3 million and above, given the reasonable choices at that level in neighbouring, perhaps more prestigious suburbs. Have you prepared your buying strategy if you are the only bidder? Another question is whether this is a long term home and, if not, what the implications might be if you are buying well above suburb average prices.
For those who like the French Provincial type of home and/or the ‘Balwyn formula’ will be interested to see what happens here. House is hard to fault in terms of quality and layout, that said the offering is not too uncommon. Pool and rear yard down to the back is disconnected from the main living area and for some this could be a concern and being built over three levels with no lift may rule out older buyers. This is pretty much all about buying the one of the best houses in an average street so the buyer would really need to do their proper due diligence here. Front and rear car access is a nice bonus, you don’t often see that in this precinct.
