Hampton has some great period homes and this renovated home is no exception. Commonly known to locals as 'Brighton Beach', this location is well situated to the Hampton Street shops and station and some of Bayside's best schools (state and private). The home itself has received a major renovation and extension and now has a modern and practical family floorplan. One of the main attractions is the large kitchen and family room overlooking the well-equipped alfresco area (with outdoor toilet), pool and yard. 

There is good separation between the main bedroom and others, ideal for families with older children. However, an ensuite to one of the upstairs bedrooms also allows parents of younger children to reside upstairs whilst the children are young if they prefer. The south-facing rear may concern some buyers as the home will receive less light and warmth into the kitchen and family area, especially during the colder winter months. Vehicles may have difficulty getting past the bay window to the garage, therefore I have given the garage a red.  If you don't need garaging, this is great storage!

The recent sale at 22 The Avenue (an unrenovated period home) sold for $1,800,000 with 4 bidders, demonstrating the depth of interest in this precinct of Hampton.  With few renovated period homes available for choice there may be competition, however, buyers may also wish to consider the vendor as competition as the home was auctioned unsuccessfully last year, passing in.  A good strategy to manage both the vendor and other buyers will be needed to be the buyer of this home.
