Convenient position, good proportions and great land size allow an opportunity for families to move in straight away but allow flexibility to further improve/extend (STCA) down the track.  Period features have been retained and the front formal rooms are generously sized.  For those with smaller children, the kitchen/family room overlooks the rear garden and pool making it easy to keep an eye on them whilst doing what needs to be done.  Position of the main bathroom is not ideal as it is accessed via the laundry, requiring the laundry to be in order, especially when visitors are over - not always easy to do with a larger family.  Considering the southern rear, there is good width on both sides of the home allowing light to enter the rooms from the east and west.  The position makes it easy to stroll down to Glenferrie Rd for coffee, dinner or even groceries with easy access to trams and the trains.  Being so close to the action, the street does carry a little bit of traffic, particularly at school drop off and collection times, however, if this is not a concern; the conveniences outweigh this for most along with an opportunity to buy a classic Victorian home.
