This property has been rated on a land only basis, with no physical characteristics of the home having been taken into consideration. Located at the top of the hill with uninterrupted views of the city, this is a fantastic site for a new home, as occupants of the adjoining dwellings would no doubt agree. There are numerous other positive aspects too. The block is large (at approximately 835 sqm, it’s bigger than most in the precinct), north-facing to the rear, close to rail transport and good school zoming (Balwyn High). Some buyers might take issue with the lack of any parkland within a reasonable distance, and with Doncaster Road only one house block to the rear, road noise may also be an issue. Overall though it’s a great block with a terrific outlook, and I can't imagine this property flying under the radar of astute buyers.
