This is a fairly standard double-fronted timber Victorian that is ripe for renovation. Fundamentals are good in that the rear is north-facing, which is ideal for capturing natural light into the rear yard and informal living areas, and the position is conveniently located at the quieter end of Glenferrie Road shops and close to MLC, Carey etc. A big question for buyers is how rare is this offering, and how can it best be updated without well and truly overcapitalising? Such properties do have limits and buyers should be aware of these. The lack of car accommodation could be a detractor to any high-end package. But the huge result of a similar property a few doors up at No.19 a few years ago remains firmly in my memory. This is a position where buyers can fight very hard and I would expect this to happen again here. Rated for Land Characteristics Only.
