Issues
1. What you develop will be an unknown in terms of demand now and in the future - as the area is dominated by period, not new. This is could be of course very positive. It depends on your goals for the development and your skill.
2. The shops for the north basically "allow" this development - but they also could issues of visual bulk if they were to be developed in the future. Consulting a town planner is recommended
3. Price of land has some risk now due to its rarity - positive and negatives.
What I really like about this block

Location if you like it then I like it.
Ease of build on this block - which can be a real issue.
