12 Adeney Avenue Kew is very much a plain Jane in terms of the building - sitting on good land with a little bit of a slope on it - something a new build would need to take in to account, but overall it is a pretty uncomplicated property.

You could buy, hold this, rent it, live in it, renovated it, bulldoze it (STCA) you have all of those options on this property.

As far as the house goes, you could genuinely live in this - there are a few issues with the floorplan in relation to the kitchen, the use of the yard and it sits back a fair bit on the block… but nobody is saying this is a classic house, this is practical house.

So, if you wanted to put all your money into land… and why wouldn’t you if you’re looking for a good financial return and you can live in the house, then that is pretty much a formula for success.

The result will turn on $3m a bit under, a bit over… possibly in this market… but this market is tricky – certainly at the end of last year it would have been a bit over $3m .
