Property:
Ok, so the floorplan is a little unusual with the main bedroom at the rear off the living – normally that doesn’t work and it does break the living from a wider view of the back yard – but that and a few stairs is really the only fault one could find if you were looking for a big family home – AND for me all this does work – it's just unusual.
 
Byron is a rambler – like a big free-flowing country home – different from hotchpotch in that as a family home it actually works incredibly well. There are extra rooms – little nooks for time out – but also wide open spaces for entertaining and communication and the parent's wing is in fact a retreat – a rumpus room upstairs gives another wing and then if you had guests or somebody needed some distance there is also the front wing – and it’s not just a bedroom.
 
This home has five distinct and useable zones, all fairly self-contained.

Front guest/study
Parents
Children
 
And for smaller children, I really like the position of the stairs.
 
Laundry / Kitchen connection and generous garage – all sits proud on the street.
 
Position:
Location for me has always been a little underrated – just get out your google and look for the train, tram, access to school, shops, parks and major shopping centres and then look for ease of through traffic in your street – not so much. Yep correct, how good is it?
 
Price:
No doubt this will be fought over – yes it timber – however at this level and at this location timber is well accepted and the land size and current stronger post-Covid market, on top of high-quality home in a very much underrated location (not by all) combined with a quality agent selling means there will be some kind of bun fight for the victor, come game time.
 
A far as family goes – if you like it – push for it – it’s worth it.
