Comments on 24 Morey Street CAMBERWELL

If there is a suburban family home that is near perfection – then 24 Morey could well be it.
If it was north facing rear (it’s south) and it was on flat black (it’s sloping with a significant stair set in the middle) then this home would be close to the perfect score, the perfect rating.
Why? Well, almost everything about it says class.
Let’s start with position - from the street, to the park across the road, to an easy walk to the tram and multiple eateries within a kilometre. If you like a hit and giggle at golf or more serious training walks in the bigger parks surrounding Wattle Valley, the location works for that too.
The land itself – its only real weakness, but all is forgiven due to size and width and depth – in other words its slope and orientation has largely been mitigated by its size.
The home – you can feel the quality, the thought-out process and the love that has been put into this building – this is a not a run of the mill spec home – this is much, much more. Rather than go on and say everything is in the right place and is the right size and is for me both intimate as well as spacious – rather than go on like I have – look at the upstairs, every other builder would have compromised and squibbed a ½m off the ceiling and ½ metre off the width dimensions hoping the next buyer wouldn’t have noticed or felt it was an issue – these people haven’t, the dimensions are exceptional - as they are throughout the home.
And so, we get top the final P – Price. Two very good comparables – one in 7 Beech – general area but 20% less on land size and one in Brinsley – (Brinsley a better area, but smaller in size and the market has improved). Both are timber, as is this gem – will the rising Asian market tide envelope this like it has others – I think the quality is so good it may. Whilst I would be hoping for less; early $3m’s is not (due to the quality of Morey and the improving strength of the market), out of the question.
