37 Middlesex has been on the market a few times and it hasn't sold for one key reason - price.

Even if the floor plan, facade and feel were good; the numbers on a busier road for an irregular block don't, for me, add up to $4,000,000. 

Land evidence says circa early $2,000 per sqm and the home has its challenges - eg ceiling treatment, bathroom placements, irregular block cnr busy road and .......

Having said all that if you want a tennis court, across from the park, less than 1.2 km from Maling Road with a home that with a gutting and rebuild within the current footprint could with some imagination reinvent itself - then at closer to $3m than $4m makes this a proposition worth considering.

The one thing that may prove my diagnosis wrong is the tight stock market we are now in.
