4 Balmoral Avenue Kew has been rated as a serious renovation.
You know how you have systems, opinions and thoughts but sometimes things just don’t quite fit in to them or if they do fit into them, they don’t seem to stack up as well as you’d like them to or think they should - This is a property where the house is actually… I don’t like the house. I think it’s a bulldozer, but I think the land is really good. I also think that’s a harsh statement, this is a really really well-built house and it does flow okay.
I really wanted to like it when I saw it because it just feels like overall it could be a good property - good width, good depth, great location… but the house just for whatever reason (for me) just felt dark and it didn’t have any good feelings about it.
That’s just my opinion – now hey?! Your opinion may be completely different, because this house, if the person who buys it, likes the house, is going to well and truly out live me… geez it’s built like a bunker! The question is do you like it or not?
If you want to bulldoze it, have a look around here, you can see the types of homes being put up. Providing you didn’t over capitalise to the hilt, it would make sense to buy, bulldoze and build but it would also make sense as an investment if you wanted to buy the land and hold it. It’s a property that would rent out and a property (STBI) in my opinion wouldn’t require a lot of maintenance.
So also, maybe a renovation, it’s just I’m not that smart and can’t see how you can do it but someone with a lot more skill than me could come in and do a number on this so that something. Just talking now, I’m starting to think about… maybe that’s the answer… maybe it’s not bulldoze, it’s renovation.
