Regent Street is one of Brighton East Top 6 streets and has improved in value over the years, due to an increased desirability of high-end buyers wanting to be within walking distance to either of the South Road private schools.
Close enough - meaning an ok walk for most people of some fitness to Hampton St shops, Were St Shops, Beach, Church St and train.
This home is that - it is of some quality however, it does have a few issues you would need to be comfortable with; its land is a few doors away from a park that is well used, is north facing rear and flat. The flat is of some concern as it appears to be on the fringes of an older watercourse. The block is slightly small and slightly narrow (hence tandem garaging) although in my opinion, these are not deal breakers. On a positive note the home sits well forward allowing a larger backyard than normal for this block size.
I like the building - it's got what I would be looking for if I was a buyer; feeling and flow - actually, more feeling. It's a good home, granted it's a little quirky in that its proportions are unusual - meaning some parts are overly small and others overly big when compared to height - measurements are not normal for this home type - however the way the rear living connects to the front living downstairs and the way the master weaves into the study allows me to think, feel and say quirky rather than small.
The landscaping, stonework, stair placement and overall light are my highlights and I like the intimacy and space (normally opposites) that the main bedroom provides.
So, for me the first 2P's Positional land and Property building are above average - the final P question is Price. Last year this would have sailed comfortably past $3m in my opinion, this year I would see that first number as a barrier.
