Position: AAA - Tara Estate surrounds. Close to everything that is good Camberwell.

Property: Overall a lot to like - home can be lived in as is - basic. Can have a significant box reno added onto the rear (STCA) and not really overcapitalise. Parking is possible with smaller car (a little disappointing). 

Beautiful classic period facade and good floorplan to renovate - great northern orientation for light.

Price: Feels like a conservative quote. Entry-level price to a great area. This price point is the strongest demand segment of the market right now.

During campaign: Rise in the quote and gone straight to auction from an EOI. They feel it will go strongly and I support that - even in this market.

Overall this is a very likeable mid-sized renovation project.
