This home presents as a good entry-level opportunity into Beaumaris for a home of its quality. It is a nice property, with good-sized rooms. Even though there is only one living area, it is big enough to fit the largest of dining tables and still have more than enough room other furniture. The kitchen is well-positioned and it is BIG, with loads of cupboard and food preparation space. I do like the way the bedrooms are down one side of the home and are well-connected to the bathrooms and laundry. The main bathroom, however, is in two sections either side of the hallway and the shower room is a bit tight and I think needs reworking. The flow from the front of the home to the back is good, and entry onto the rear deck and backyard is quite seamless. The bi-fold windows bring more of the outside space into the home and I think the home would be a great for entertaining. The backyard itself is not big though, so kicking the footy or playing a little cricket might not be on the agenda, but parkland is not too far away. Train transport is an issue - the nearest station is Mentone, which is beyond a reasonable walking distance. Additional costs will definitely be required for window furnishings, especially for the main bedroom which is at the very front of the home, I would also install gates to the driveway for added privacy and security, and planting some mature trees in the front yard for additional privacy wouldn't go astray.
