Comments on 7a Gray Court BEAUMARIS

My first thoughts on entering 7a Gray Court, were that this home would attract families of four, with teenage children due to the floor plan, and separation of zones with the children's zone downstairs and the adults area upstairs. Downstairs there are two good sized bedrooms (robes) and living area, along with a study, well positioned bathroom, laundry and direct access down to the double garage.

Upstairs is the master suite, kitchen and living room, from which the bay can be seen through the trees. The master suite is at the rear of the home, so no views from here, and although not huge does have a walk in robe and ensuite. An issue that might be of concern is the master suite's proximity to the kitchen and living areas. There is not a great deal of separation here, so noise from these heavily used areas may travel to the bedroom.

This is not a large home (land size is a limited 337sqm), it is more the size of a townhouse, and there is little outdoor space apart from the upstairs, covered balcony so families looking for a back yard for their children to play in might best look elsewhere. This home is more suited to busy families with older children who are looking for low maintenance living in a nice location. Buyers relying on rail transport might find the distance to the closest stations inconvenient if needed on a daily basis, although regular buses run up and down nearby Haydens Road.

If your choice is about lifestyle, however, the court location, procimity to the beach and Concourse shopping precinct might appeal to you.

Gray Court is one of Beaumaris' few court locations, and is in what many would consider a highly sought after precinct. The last property to be sold in this cul de sac was in November last year (5 Gray Court, $1,670,000) and prior to that, way back in 2007 (number 8, private sale, around $1,500,000) so it would be fair to say that properties are tightly held in this neck of the woods.
