Our clients rang us from overseas. In 2016 we found and bought the most expensive house ever bought in Victoria for them. It was at the top of the cycle.

 

Between 2017 to 2020 the market fell – yet during this time, 30% to 40% more was offered on this same home, without going to market, not once, but 3 times.

It was our second home purchased for this family, the first 20 years ago, and completed with an equally exciting and positive result.

 

In 2 weeks – 4 heritage architects, 3 town planners, 3 solicitors, a building inspection company, 6 outside agent opinions and alternatives were arranged on top of general advice which included back to back to back to back meetings to work through clarity, assessment and strategies AND ultimately advice that the home had issues but represented an A-Grader for what was wanted and was unlikely to be repeated due to specific requirements and matching characteristics.

 

Advice also included that the agent’s quote could be, despite being in a difficult market, 50% off the mark to the result – given in writing before any offers and yes it was.

 

Results are more difficult if you do not have a successful behind-the-scenes team.

 

There was no next time on this type of home.
