In a lot of ways for me this is a near on a perfect investment property - assuming we bought it at a good price.
Position to everything we think is important - CBD, rail, park and river, shops and schools the other way.
However, acknowledge that the area has a bit of an industrial feel and the street is basic - but for me, its location says it has to improve in time. So the area does need to gentrify for all the growth to come home in years to come and there is always some risk that it may not - but I think it could be a good bet.
Property - good land size, flat, and north rear - ie light, easy to build on etc. The building needs a pest and building inspection (floors etc) and has only had basic renovations to date - that's cool - it has the bones and can be improved when it makes sense to do so. Car park a real plus at this price level and land size
Price - we are not paying for WOW and so it should be a good renter without dropping too much in value PLUS for me it looks ripe for value adding as the street gentrifies in years to come.
