Position: A grade, hip and feels safe - despite being on a busy road

Property: Feels really warm and bright and homely - yard/car and staircase not ideal but ok - views are good, facade good and extension is good.

Price: Both previously times it has failed at auction to be sold afterward - probably the seller's have always felt more than the buyers - land size is what holds it back but it's an A grader at the right price which eventually gets it over the line.  Price will be the stopping factor not too far off the quote - despite the market strength.
