Ross has always been regarded as a better than average street for the prices it gets, especially for those wanting a new build site - however, this has left the streetscape is a little mixed (as evidenced by neighbours either side) and it does carry additional traffic on the way through to somewhere.
I remember last going to 11 to see an auction in the middle of the GFC 2008 and things not happening on the day, which surprised me - however, it did sell a few weeks later for a tad under $2,900,000. Last year this was a $5million home, but with the negative market events of May, the quote seems about right for a seller that wants to sell and a buyer who wants to buy.
The home, in my opinion, is best described as a very high quality renovated period home without being a classic.
You can see where the renovations join the older parts internally and externally - the building team have been both sympathetic to the old in attention to detail on restoring period features and the new in terms of good spacials/proportions, flow and additional offerings - such as effectively 3 ensuites (one shared) for the four bedrooms, a very high quality rear living space (cosmetic update on the kitchen line ball?) additional living areas/study well placed and some high quality and now established landscaping.
And while out the back through a well landscaped garden lets talk about "the blokes" - gym set up (c'mon buddy get back into shape), really big underground cellar, that's why you need the gym and a car lover's garaging with room for three cars and more - here is a link to the video I took checking out rear access which is excellent

And so that's the home front to back - being picky whilst all on a single level it's not really - due to block slope upwards from front to back, the least problematic of slopes. The builders put in two smaller sets of steps - no doubt a better alternative than one big lot. Personally, I think it has been down well with minimum visual and flow impact and in some ways, all it does is indicate different sections of this home.
11 Ross Street is a very high-quality home from so many angles and even in this market should go relatively well if they are in an around the indicative quote.
Comments in 2008: The extension was done about three years ago according to the agent. Everything is super high quality, feel is great, car access from front and rear a rare bonus. Garage is a carport (not a garage in the truest sense), but this could be easily changed. Very classy family residence. Bought after auction at 2,820,000 October 2008
