Comments on 12 Mary Street ST KILDA WEST

West St. Kilda is not as well known as other parts of Port Phillip, yet it has some outstanding homes. Tree-lined Mary Street is a quality street and has many homes all worth millions of dollars. A short walk down Park Street and you are amongst all the action of Fitzroy Street. Turn the other direction and within minutes you at the famous St Kilda festival or on the beach. The property is a double-storey terrace and like its neighbour has had it's detailing removed from the veranda and a mock Deco facade added - this diminishes its street appeal. The layout is not ideal with the kitchen located at the end of the property and the living/lounge up towards the front.  The bathrooms and kitchen, like the rest of the property, are serviceable for the time being, but would benefit from upgrading. An opportunity exists to add an ensuite and possibly a wardrobe to the master bedroom upstairs, which would in the long term add to the property's appeal. You cannot go wrong with the location - this is one of the best streets in the area. No off-street car-parking is perhaps the biggest concern for this property and will likely its appeal and thus affect its capital growth in time.

This property type (a double-storey Victorian Row Terrace) always pulls at the heart strings of buyers - there is a big emotional factor in owning one of these homes and it is a very 'Melbourne' type of property. While the building bones are solid and formal rooms impressive, the layout does not often work well for a modern family - utility rooms are small, stairs are awkward and informal areas are almost non-existent. Of course with a savvy renovation, these concerns could mostly be overcome. If this work is done however this property will still have no off-street car-parking (how does one bring in bags of shopping and there is likely to be times in the future when you will not get a car-park close to the house - this represents a potential security and/or safety concern) and issues with privacy to the rear.
