Comments on 122 Finch Street MALVERN EAST

122 Finch Street, Malvern – Quirky but Good
Not perfect, but nice. Flashy? No. But it’s got an edge. A great feel. Nothing bad — just a home that works in all the ways that matter.

Position
As far as the Gascoigne Estate goes, I reckon this is as good as it gets. I love being this close to the tram — perfect for those days I don’t feel like walking to the station. Not too far from Central Park or coffee, either. If you like this area, you won’t be disappointed by where 122 sits.

The Block
Big tick here. It’s wide, it’s flat, and while the house is pretty much going to stay as-is, there’s room around it for change — STCA, of course. The façade? Good, not great. The pool? A bit much, but probably easier to live with than remove. The garage? Ugly. But it’s there. Personally, I’d turn it into an alfresco-style carport — something that could double for rainy-day kids' play and open up the yard. In its current form, though? Yeah, “ugly” is fair.

Inside the House
If you're looking for a place where changes can stay cosmetic rather than structural, you’re in the right spot. There are flaws — slightly under-sized rear living, tight stairs, upstairs bedrooms tucked into the roofline — but nothing that kills the vibe. They’re quirks, not catastrophes. The laundry’s okay (not perfect), bathrooms are well-placed, the master’s solid, and upstairs — though just two bedrooms — actually feels pretty good.

What I Like Most
This home is all about feel. It doesn’t scream “reno opportunity,” and I don’t see massive capital gains through big upgrades. This is one to buy and live in, not flip and brag about.

Price Point
Quoted around $5 million — and I think that’s about right. The position and land are just too strong to drop much below, and to go higher, you'd need a significantly better house.

Final Word
I like this home for what it is, not for what it might become. It has charm, substance, and a kind of honest appeal that’s hard to manufacture. Not perfect, but really quite good.
